General Roofing
Who we are, what we do, and where we work.
What roofing services does Rylee Ann Roofing provide?
Rylee Ann Roofing provides residential roof repair and replacement, commercial roofing, storm damage and emergency leak repair, gutter systems, and skylight installation and repair. Residential work covers asphalt, architectural, metal, and slate roofing. Commercial work focuses on flat roof systems, including TPO, EPDM, modified bitumen, metal, and silicone roof coatings. We also offer a free Roofing Report Card, a 10-point assessment of your roof’s current condition. Roofing is the only trade we do — we are not a general construction company — and that focus shapes how we inspect, repair, and install every roof.
Where does Rylee Ann Roofing provide roofing services?
Rylee Ann Roofing serves Bucks County, Pennsylvania, along with Mercer County and Burlington County in New Jersey. We’re headquartered at 438 S Oxford Valley Rd in Fairless Hills (Falls Township) and regularly work in communities including Levittown, Yardley, Newtown, Langhorne, Bristol, Tullytown, Morrisville, Croydon, Doylestown, and Bensalem. If you’re not sure whether your address is in our area, call 833-691-7663 and we’ll let you know.
Are you registered for home-improvement work in Pennsylvania and New Jersey?
Yes. Rylee Ann Roofing is registered as a home improvement contractor in both states: Pennsylvania HIC #139247 and New Jersey HIC# 13VH10032900. Both states require contractors to show their registration number on contracts and advertising, so you’ll see these numbers on our estimates, contracts, and website. You don’t have to take our word for it — the Hiring a Roofer questions below explain how to confirm any contractor’s registration with the state.
02
Estimates
What to expect before any work is scheduled.
Do you offer free roofing estimates?
Yes. Rylee Ann Roofing offers free, no-obligation roofing estimates. Owner Steve Nickerson schedules a convenient time to look at your roof, talk through your options, and prepare a detailed estimate, so you know what the work involves before anything is scheduled. To request one, call 833-691-7663 or fill out the online request form. If you aren’t sure what your roof needs yet, ask about the free Roofing Report Card when you call.
What is the Roofing Report Card?
The Roofing Report Card is a free 10-point roof inspection that shows what needs attention now, what can wait, and what’s in good shape. Steve Nickerson checks shingle seals, ridge capping, ice shield at the eaves, ventilation, the attic and plywood, chimney and crown, counter flashing, sub flashings, edge metal, and pipe vents. You receive a written report with condition ratings, recommendations, and photos taken from the roof line or by drone when it’s safe, plus attic photos when accessible. It typically takes 30–45 minutes. It’s an assessment of your roof’s current condition, not a warranty against future leaks.
What should a roofing estimate include?
A good roofing estimate spells out, in writing, exactly what you’re paying for. Look for the scope of work (repair or full tear-off), the materials and product line, and how the roof deck will be inspected and repaired if needed. For a replacement, it should also cover ice and water shield, underlayment, drip edge, flashing, ventilation, and cleanup. It should state the workmanship and manufacturer warranties, the payment terms, and the contractor’s registration number, which Pennsylvania and New Jersey both require on contracts. If anything is vague, ask before you sign.
03
Residential Roofing
Repair vs. replacement, warning signs, and timelines.
How do I know whether my roof needs repair or replacement?
It depends on the roof’s age and how widespread the problems are. Isolated issues — a few damaged shingles, a failed pipe boot, or a flashing leak — can often be repaired and add several years to the roof’s life. Replacement usually makes sense when leaks keep coming back, damage is spread across the roof, the deck feels soft, or an asphalt roof is around 20–25 years old. Rylee Ann Roofing inspects the whole roof, not just the obvious spot, and if a roof is beyond repair, we provide a replacement proposal with photos that support our findings.
What are common warning signs that a roof needs attention?
The most common warning signs are missing, cracked, or curling shingles; shingle granules collecting in your gutters; and water stains on ceilings or walls. In the attic, look for daylight through the roof boards or damp, soft spots in the plywood. Outside, watch for sagging areas, damaged flashing around chimneys, vents, and skylights, and ice dams along the eaves in winter. Many problems aren’t visible from the ground, so a professional inspection is the most reliable way to know where your roof stands.
How long does roof replacement take?
Most residential roof replacements take 1–3 days. The exact timeline depends on the size and complexity of the roof, the weather, and whether multiple layers need to be torn off, which can add time. A typical Rylee Ann Roofing replacement includes tear-off, deck inspection and repair, ice and water shield in critical areas, underlayment, new drip edge and flashing, and shingle installation to Owens Corning specifications. We finish with cleanup and a final walkthrough with Steve, and we’ll explain what to expect and how to prepare before work begins.
04
Commercial Roofing
Flat roof systems for businesses and property managers.
Do you work on commercial roofs?
Yes. Rylee Ann Roofing installs and repairs commercial roofing for property owners, property managers, and business operators. Our commercial work focuses on flat roof systems, including TPO, EPDM, modified bitumen, metal, and silicone roof coatings. Local commercial and community projects include an 8,000 sq ft silicone roof for Tullytown Fire Company, new TPO roofs for Gibby’s Ice Cream and Edgeley Fire Co. No. 1, and copper work and roof repairs at Bristol Borough Hall.
Still Have Questions About Your Roof?
Every roof and every property is different. Talk with Steve and the Rylee Ann Roofing team about yours — and if your roof doesn’t need work yet, we’ll tell you that too.
05
Storm Damage
What to do when weather damages your roof.
Active leak? 24/7 service
833-691-7663
Do you offer emergency roof leak service?
Yes. Rylee Ann Roofing offers 24/7 emergency leak service. Call 833-691-7663 — active leaks and structural damage are prioritized, and for Bucks County homeowners we can typically respond with tarping and temporary repairs the same day. The first goal is to stop water from getting in. Then we inspect the full roof, document the damage with photos and notes, and plan the permanent repair. While you wait, stay off the roof, move belongings away from the leak, and catch dripping water if it’s safe to do so.
Does homeowners insurance cover storm damage to a roof?
It depends on your policy and on what caused the damage. Many homeowners policies cover sudden damage from wind, hail, or fallen trees, but they generally don’t cover normal wear or an aging roof — and only your insurance company can decide what your claim covers. Rylee Ann Roofing can document the damage with photos and detailed notes, provide that documentation to your adjuster, and meet the adjuster onsite to review it together. If the damage is minor, we’ll tell you; we never recommend unnecessary claims.
06
Gutters
Installation, repair, and gutter guards.
Do you install and repair gutters?
Yes. Rylee Ann Roofing installs, repairs, and replaces gutter systems, including aluminum K-style gutters and half-round copper gutters, and we install gutter guards to help prevent clogs. Gutters carry roof water away from your fascia, siding, and foundation, so sagging, leaking, or overflowing gutters are worth fixing before they cause damage elsewhere. Wells Fargo financing, with approved credit, can be used for gutter projects as well as roofing.
07
Skylights
Leaks, fogging, and repair-or-replace decisions.
Why is my skylight leaking?
Most skylight leaks come from deteriorated flashing, cracked or hardened sealant around the curb, or a skylight that wasn’t properly tied into the surrounding roof. Often the skylight itself is fine and only the flashing and seals need repair. Sometimes the “leak” is actually condensation, and fogging between the panes usually means the glass seal has failed. If the unit is under about 15 years old and in good shape, repair is usually the better value; fogged glass, a damaged frame, or a skylight 20+ years old usually points to replacement.
08
Warranty
What our 10-year leak-free workmanship warranty covers.
What does the 10-year leak-free workmanship warranty cover?
It covers any roof leak caused by a workmanship or installation issue within 10 years of project completion. The warranty applies to residential asphalt shingle installations and covers the work we’re responsible for — flashing, sealing, underlayment, shingle alignment, and ventilation. If your roof leaks because of our work, we come back and fix it at no cost. It doesn’t cover storm damage from hail, fallen trees, or extreme wind, which falls under homeowners insurance. Owens Corning materials carry a separate manufacturer warranty, and repairs carry a recurrence warranty on the repaired area.
09
Financing
Paying for your project over time.
Do you offer roofing financing?
Yes. Rylee Ann Roofing offers financing through the Wells Fargo Home Projects® credit card, with approved credit. Once your estimate is ready, you can apply online and receive a credit decision in real time. If you’re approved, we confirm which Wells Fargo plan you’d like and assign it to your project. Financing can be used for roofing and gutter projects, and it doesn’t change your materials, your crew, or your warranty. Promotional plans and terms are set by Wells Fargo and can change, so check our financing page for current details.

Hiring a Roofer
How to check any contractor before you sign.
How can I verify a roofing contractor in Pennsylvania?
Ask for the contractor’s Pennsylvania Home Improvement Contractor (HIC) registration number, then confirm it with the Pennsylvania Attorney General’s Office online or by calling 1-888-520-6680. State law requires contractors who do at least $5,000 in home improvement work per year to register, and registered contractors must display their number on contracts, estimates, proposals, and advertisements. Get a complete written contract before paying anything — in most cases Pennsylvania gives you three business days to cancel after signing. Rylee Ann Roofing’s Pennsylvania registration is HIC #139247.
How can I verify a roofing contractor in New Jersey?
Ask for the contractor’s New Jersey registration number — it always begins with “13VH” — and confirm it’s active with the NJ Division of Consumer Affairs, through its online license lookup or by calling 1-800-242-5846. New Jersey requires home improvement contractors to register, carry liability insurance, and display their registration number on contracts, advertisements, and commercial vehicles. You can also ask for a copy of the contractor’s liability insurance policy and contact the insurer to confirm it’s current. Rylee Ann Roofing’s New Jersey registration is HIC# 13VH10032900.
